Property Fund for Country Hotel and other Property development

Looking for an investor/investors to invest the capital required to fund the purchase and development of a manor house in East Sussex into a country hotel and wedding venue.

The property was formally blighted and purchase by the Highways Agency in 2007. The change of government resulted in cancellation of the proposed road scheme and I have an opportunity to purchase the property for 50% of the price paid. The manor benefits from 66 acres of land - formal lawns, woodland and pastureland, an additional cottage, dilapidated coach house and 6 large agricultural buildings. An indicative value of the site currently is 5.4 million and I have secured a purchase price in the region of 3.2 million.

I need a partner that will fund purchase and initial phases of conversion of the main property to hotel use. Hence I am seeking 3.5 million in investment.

The proposed exit route is for a commercial mortgage to be taken within 24 months for return of original investment and premium.
